Eligibility Criteria

Understand the exact requirements for Golden Visa qualification through property investment.

  • Investment Threshold

    Minimum property value of AED 2,000,000 (single unit or combined). Value must be recorded at DLD. No "net value" or "after mortgage" calculations.

  • Off-Plan Properties

    Eligible if property value is AED 2M+, you've paid AED 2M+, developer is DLD-approved, and you have a Golden Visa Eligibility Certificate from DLD.

  • Mortgaged Properties

    Eligible if your paid equity to the bank is ≥ AED 2M. Bank NOC required showing paid amount. Your financed amount doesn't matter—your equity does.

  • Joint Ownership

    Spouses: Either can apply if value is AED 2M+ (marriage certificate required). Partners: Each must own AED 2M+ individually to both qualify.

  • Property Status

    Property must be registered with DLD, with no court disputes or seizure orders. Disputed properties are automatically rejected until resolved.

Do mortgaged properties qualify?

Yes. You're eligible if your paid equity to the bank is at least AED 2M. You'll need a bank NOC confirming the amount paid and outstanding balance.

Can I combine multiple properties?

Yes, the total DLD-registered property value across multiple freehold properties must equal AED 2M or more to qualify for the Golden Visa.

What is property gifting?

Transfer of property ownership to a first-degree relative (spouse, parent, child) through DLD at 0.125% fee. Can be used strategically to help family members qualify.

How much does the Golden Visa cost?

Typically AED 2,800–4,000 for applicants inside the UAE, and AED 3,800–4,800 for applicants outside. Additional DLD fees and valuation charges apply.

What salary is required for employment route?

Minimum monthly salary of AED 30,000 (or AED 20,000 in some sectors with a degree). Property investment route has no salary requirement.
